Tenant Agreement - Terms & Conditions
1. For any complaints, suggestions or feedback, please use WhatsApp for official communication.
2. The consumption of alcohol, tobacco, or cigarettes by the tenant and their guests is strictly prohibited. If any guest is found in such a condition, they will not be allowed to enter the premises.
3. If you experience any disturbance from neighbours, please do not argue with them directly. Inform us immediately. It is our responsibility to provide a safe, quiet, and clean environment.
4. Any person staying overnight will be considered a guest, and their introduction to us is mandatory. A single guest is allowed for a maximum of 3 days per month. After this period, a charge of 75 per person per day will apply.
5. The tenant is responsible for the cleanliness and hygiene of the inside room area. We are responsible for the cleanliness and hygiene of all other areas, such as the outer room area, bathroom, and toilet. If you find any issues, please inform us via WhatsApp.
6. As per government regulations, tenant verification is mandatory before room entry. Identification documents and photos must be submitted either physically or digitally for this purpose.
7. A separate electricity meter is installed for the room. The electricity bill is calculated as follows: Electricity Bill = Units consumed (kWh) x 10 (per unit rate).
8. If any problem occurs, such as a power cut, non-functional switch/plug, fused bulb, slow fan speed, Wi-Fi connection issues, or a broken window glass, please complain to us immediately. If the fault is major, the charges for its repair will be borne by the tenant.
9. If a tenant keeps or parks any vehicle inside the premises, submission of its vehicle registration certificate is mandatory, either via photocopy or digitally.
10. Rent is payable by the tenant on a 30-day prepaid cycle, which renews continually.
11. If the tenant wishes to vacate the room, there are two options:
Option 1: The tenant completes the full rent period (dd/mm/yy to dd-1/mm+1/yy).
Option 2: If the tenant wishes to leave suddenly, the rent will be calculated based on the formula: (0.055 x monthly rate x number of days stayed in that rent period).
12. The rent period will be 30 days, which will be considered one month.
13. Monthly rent will be paid by the tenant through a prepaid payment system, which will be carried forward every month.
14. The total rent bill will be the sum of the rent amount and the electricity bill.
15. Definitions of dates are as follows:
Rent Date: This is the date on which the tenant entered the room (e.g., dd/mm/yyy).
Discount Date: This is 3 days before the rent date (e.g., dd-3/mm/yyy).
Threshold Date: This is 3 days after the rent date (e.g., dd+3/mm/yyy).
16. (OPTIONAL) There is a discount scheme for tenants with the following details: A 5% discount will be applied to the rent amount if payment is made 3 days before the rent date via online mode.
17. Rent Calculation Format:
Case 1: If the rent is paid by the tenant on or before the discount date (dd-3/mm/yyy), a 5% rebate will be applied to the total rent amount.
Case 2: If the rent is paid by the tenant between the discount date (dd-3/mm/yyy) and the threshold date (dd+3/mm/yyy), no rebate will be applicable.
Case 3: If the rent is paid by the tenant after the threshold date (dd+3/mm/yyy), a charge of 0.5% of the total bill per day will be levied.
18. Tenants will be notified 3 months in advance of any change to the rent amount, which will take effect 11 months from the room joining date.
19. If the above-mentioned terms are not fulfilled by the tenant, the tenancy will be aborted, and the tenant must vacate the room within 24 hours.
